- Reviews and references. We read public reviews and speak with past clients before a pro is accepted, looking for patterns, not one-off complaints.
- Background checks. We run background checks before a pro is matched with homeowners, because the people in your home matter as much as the work.
- Tell us about the job. Share the project and your address through the free quote form. It takes about a minute.
- Get matched with vetted pros. We match you with several pros who have already passed our checks and serve your area.
- Compare written quotes. Each pro gives you a written quote, so you can compare price, scope and timing side by side.

How much does a new roof cost in Markham?
Most Markham roof replacements cost $7,500 to $30,000 in 2026, a local price guide says. Most detached homes with architectural asphalt shingles fall between $12,000 and $20,000. Rotten sheathing adds $85 to $150 per sheet, and each extra layer of old shingles adds about $1.00 to $2.00 per square foot.
| Job | Typical cost (CAD) | Source |
|---|---|---|
| Townhouse or semi (900 to 1,400 sq ft of roof) | $7,500 to $12,500 | Universal Roofs, 2026 |
| Postwar bungalow (1,200 to 1,700 sq ft) | $8,500 to $14,500 | Universal Roofs, 2026 |
| Two-storey subdivision home (1,600 to 2,300 sq ft) | $12,000 to $20,000 | Universal Roofs, 2026 |
| Large detached, complex roofline (2,300 to 3,000 sq ft) | $18,000 to $30,000 | Universal Roofs, 2026 |
| Architectural asphalt shingles, per sq ft installed | $6.50 to $9.75 | Universal Roofs, 2026 |
| Standing seam steel, per sq ft installed | $15.00 to $24.00 | Universal Roofs, 2026 |
Measured roof area, pitch and decking condition set the price more than house size. A Markham two-storey with a flat rear addition needs a membrane over the low slope and shingles over the rest. That transition takes extra labour.

How do you choose a roofing company in Markham?
Choose a Markham roofer by checking WSIB clearance, liability insurance and references, then getting at least three written quotes. Ontario does not license roofing contractors, so these checks carry the weight. Ontario law requires a written contract for any home renovation worth more than $50, and the province suggests a deposit of 10% or less.
- Check the licence. Ontario does not license roofing contractors, so the WSIB, insurance and contract checks below matter more. See the province’s advice on hiring a roofer in Ontario.
- Confirm WSIB clearance. Ask for the company’s WSIB account number and confirm a current clearance on WSIB’s free eClearance lookup.
- Ask for proof of liability insurance. A certificate of commercial general liability insurance should name the company that will do the work.
- Ask about city licences and permits. Ask Markham whether the job needs a municipal licence or building permit before work starts.
- Get it in writing. Under Ontario law, any home renovation contract worth more than $50 must be in writing, and the final price cannot exceed an estimate by more than 10% unless you agree (Ontario consumer protection rules).
- Keep the deposit small. Ontario recommends a down payment of no more than 10%, and never paying in full before the work is done.
Ontario puts it plainly: “Having a written contract is the best way to protect your rights as consumer.” Only 1 of our 7 Markham picks posts specific warranty terms online. Ask every roofer to write the warranty length, what it covers and the sheathing price per sheet into the quote.
Pro House Maintenance runs the WSIB, insurance, reference and background checks before we match a roofer with you. If your eavestroughs are due too, compare gutter installation quotes in Markham in the same request.

What do Markham homeowners ask before they re-roof?
Markham homeowners ask what a new roof costs, which material lasts and how to check a roofer. These answers draw on a 2026 Markham price guide, our own Markham research and Ontario consumer rules. Each answer stands alone, so go straight to the question that matches your roof.
How much does a new roof cost in Markham?
Most Markham roof replacements cost $7,500 to $30,000 in 2026, a local guide says. A typical two-storey subdivision home with architectural asphalt shingles lands at $12,000 to $20,000. A townhouse or semi runs $7,500 to $12,500, and a large detached home with a complex roofline runs $18,000 to $30,000.
How long does a new roof last in Markham?
It depends on the material. The 2026 Markham guide gives architectural asphalt shingles 25 to 30 years and three-tab shingles 15 to 20 years. It puts steel shingles at 40 to 50 years and standing seam steel at 40 to 60 years, at roughly double the price per square foot.
Do roofers need a licence in Markham?
Ontario does not license roofing contractors, so there is no provincial roofing licence to check. Confirm a current WSIB clearance, ask for proof of liability insurance and call at least three references. Ask the City of Markham whether your job needs a building permit before work starts.
What extra costs show up on a Markham roof quote?
The two most common extras are rotten sheathing and extra layers. The 2026 Markham guide says damaged sheathing is usually billed at $85 to $150 per 4 by 8 sheet. Removing a second or third layer of shingles adds about $1.00 to $2.00 per square foot. Ask for both prices in writing.
